TEWKSBURY, MA — Local developer John Faneros is facing mounting legal and financial challenges, as a series of court rulings and lawsuits continue to close in. With millions of dollars in real estate tied to his name and a growing list of legal setbacks, his role in the local development landscape is increasingly uncertain.
Faneros has played a prominent role in multiple high-profile projects across Tewksbury. Among them is the expansive Andover North Estates development, which covers four parcels at 1037 North Street, 1547 Andover Street, 1553 Andover Street, and 1563 Andover Street. He is also associated with the 2131 Main Street townhouse project, linked to JAF 27, LLC, a company named in several legal proceedings.
In July 2024, after nearly a decade of litigation, Faneros was found liable for civil fraud, breach of contract, and unfair business practices in the case of Kaknes & Markey v. Faneros. The resulting judgment totaled more than $793,000, with interest still accruing. Because the ruling included a fraud finding, the debt cannot be discharged through bankruptcy, leaving Faneros personally liable. He has been ordered to appear in court on August 20, 2025, to provide sworn financial disclosures or face possible contempt or arrest.
