Local Restaurant Seeks Buyer

Local favorite Cafe Sicilia comes with 10,000 square foot lot, cordials license

Cafe Sicilia at 1300 Main St. is listed for $999,999. The building is zoned for mixed-use commercial and retail and is being offered as a “turn-key, fully equipped and functional updated restaurant.”

Owner Joe Mazzola has done extensive remodeling and made the Cafe a mainstay for Italian food lovers. The recently renovated large kitchen is up to code with a grease trap and serves three separate sections: a busy take-out area that also offers frozen specialty desserts, a dining room and an updated bar that connects the spaces. The business, which has operated since 2010, comes with a cordial license and outdoor seating area.

There’s also a second floor currently used as office and storage for the restaurant that has 1.5 baths and could be revamped as the property is zoned as mixed use. The lot is .22 acres and has just 10 parking spots — sometimes an issue for diners.

Buyers looking for a more expansive space can check out MVP, at 2087 Main St. That 20-acre site is also being sold with the existing business — mini golf, ice cream stand, a full kitchen, game rooms, 8,800 sf that could be converted to a full restaurant, a beer and wine license, plenty of parking — for $4,995,000.
