Looking for a New Opportunity? Few Businesses for Sale In Tewksbury

There aren’t many commercial-industrial lots available in town — which explains the price for MVP

Tewksbury is desirable community — but we knew that. With a little over 31,000 residents that skew older and a 2022 married couple/family household income of $150,063, we’ve seen a number of new businesses open in the past year, from Starbucks to Tree House to Al Fresca Market to BSBG and soon Brelundi.

But companies looking to buy property and put down roots in town have very limited choices.

MVP at 2087 Main St. is the latest property in town to go up for sale, late last month. The 20-acre site is being sold with the existing business — mini golf, ice cream stand, a full kitchen, game rooms, 8,800 sf that could be converted to a full restaurant, a beer and wine license, plenty of parking — for a cool $4,995,000.

That seems like a bargain compared with the former Gold’s Gym, which is on the market for $5,995,000. That 41,000 square foot building sits on just 2.37 acres off I-495.

Meanwhile, a wooded 3.04 acre lot at 1628-1636 Shawsheen St. with a 1,120 square foot free-standing industrial building is listed for $3,350,000.

For those looking for something on a smaller scale, a 1,970 sf office condo at 889 Main St. — the only one currently for sale in town, according to LoopNet — is listed for $339,000.

The only other business for sale with land is 402 Main St., Tewksbury Florist, which has been on the market for some time for $2.5 million and is under agreement with Washville, a car wash chain that currently has about two dozen locations, including three in Massachusetts and six in New Hampshire. The company is looking to completely demolish the existing greenhouses and other buildings and construct a single-tunnel car wash. It’s facing opposition from neighboring business Wamesit Lanes over drainage.
