September 11 regular meeting of THA
Having a quorum present, Tewksbury Housing Authority Vice-President Cheryl Wight called the meeting to order.
The board then welcomed their newest member, Terry Musgrave.
The minutes of August 7, 2023 were approved, as was the approval of bills for September. Executive Director Melissa Maniscalco reviewed the spending budget for 2023 and reported the budget to date is “looking very healthy.”
As a reminder, the THA works on a calendar year, with four months remaining in the budget.
Maniscalco reported there are three vacancies currently at Delaney Drive. One applicant will be moving into their new residence by the end of the month. Notifications have been sent out for the other units and they are expected to be occupied soon.
The FY2022 audit was completed on August 7, and the reports were presented to the board. The audit was performed by EFPR Group, CPAs, PLLC in accordance with Government Auditing Standards. The audit did not identify any significant deficiencies in internal controls, and no instances of noncompliance required under GAS. The board recognized Melissa for a job well done.
The final phase of the walk-in showers project at Delaney Drive will begin in a few weeks. Hooray!
Under new business, THA voted the new Small Area Fair Market Rent amounts for Tewksbury. These amounts are $100-$150 above the 2023 SAFMRs.
